Landsec
We have delivered multiple projects for Landsec within live shopping centres, where close coordination with centre management, robust safety controls, and carefully planned logistics have been essential to the successful completion of each scheme.
Leeds White Rose: We carried out structural modifications to two retail units within the White Rose Centre to create suitable spaces for incoming tenants. Works included a full strip-out, significant demolition, removal of lifts and escalators, perimeter fire-stopping, new drainage, and shop front, wall and ceiling installation. Delivery schedules were agreed with the centre team to minimise disruption to daily operations. Just-in-time procurement was used wherever possible, with the structural steelwork erected within three days of receipt.
Zara, Trinity Centre, Leeds: This project involved the internal strip-out and structural alteration of an existing five-storey building within the Trinity Centre. Key activities included forming new openings in structural floors, constructing new lift slabs, isolating existing services, M&E works, and installing new shopfront steel. Due to the extent of demolition required, a dedicated drop zone was created at ground level to avoid disruption to stairwells and lift operations.
Decathlon, Trinity Centre, Leeds: We completed the strip-out and full remodelling of a large retail unit to suit Decathlon’s specification. The works involved heavy demolition, installation of new lifts and escalators, new drainage, removal of existing shopfronts to both external elevations and the installation of new glass facades.
H&M, Trinity Centre, Leeds: The works comprised a full strip-out, followed by a reduction in the unit’s floor height to enable connection to an adjacent store level. Once the lower level was formed, we carried out drainage works, fire-stopping, and the installation of tenant signage to the shopfront.

Retail POD’s
In 2020, Simpson was appointed by Morrisons Supermarkets to Design and Build eight drive-thru retail units as part of Project 42. The works were delivered across 6 sites, each incorporating associated car parking, landscaping and refuse areas. The pods were constructed using similar methods and materials – single-storey units built on concrete slab and strip foundations, with steel frames and composite cladding. Each shell was developed in close collaboration with Morrisons and their end clients - Costa, Starbucks and Nando’s - to ensure the building envelopes were optimised for a fast and efficient internal fit-out.
Following the successful completion of Project 42, Morrisons engaged us directly in 2023 to deliver Project Espresso. We were awarded schemes in Bradford, Scunthorpe and Kendal. Due to the early completion of Kendal, we were subsequently contacted to deliver the Yeovil site.
All the pods were constructed within live Morrisons carparks, where site safety and robust management protocols were critical to minimise disruption to store operations and maintain a positive customer experience.

St Peters School
We worked with St Peter’s school for several years, delivering projects across both the main school and Clifton Prep School and Nursery.
Our work has included essential repair works, as well as more transformative developments. Notable projects include the reconfiguration and extension of the stone-built reception and library area, and the sensitive refurbishment of Memorial Hall. We also constructed a new extension for the Manor Boarding House, creating a reception and dedicated games room.
University of York
Simpson has delivered a range of projects at the University of York, including:
- Central Hall – A major refurbishment of a landmark building, centrally located on campus.
- Integrated Global Atmospheric Chemistry Laboratory (IGAC) – A purpose-built facility providing an experimental, infrastructure laboratory, including offices, meeting rooms and an IT suite.
- Derwent J Block – Refurbishment of student accommodation, offices, welfare facilities and student reception
- Eleanor and Guy Dodson building – an Advanced Structural Imaging facility. The building accommodates two double-height laboratories equipped with enhanced specialist capabilities. Due to the sensitivity of the equipment installed, the facility had to meet strict performance criteria. To ensure compliance, we carried out environmental, vibration and acoustic background monitoring tests during the pre-construction phase, enabling the design and build to meet all technical standards.

All works were carried out while the campus remained fully operational. We coordinated working hours to minimise disruption, particularly in proximity to teaching spaces and student accommodation. Noise monitoring was conducted throughout to ensure minimal impact on students and staff.
