Belle House
In 2019, a derelict site—formerly occupied by a hotel destroyed by fire—was acquired for redevelopment. The vision was to transform the location into a high-quality residential scheme that could function as a year-round holiday let business.
The development comprises 8 self-contained apartments:
- 5 two-bedroom units
- 3 one-bedroom units Each apartment features a master ensuite bathroom, gas central heating, and modern appliances, designed for comfort and convenience.
Additional amenities include:
- A secure cycle store
- A bin store
- 8 allocated parking spaces
The completed development now operates as a successful holiday let business, with high occupancy levels throughout the year. Its blend of robust construction, thoughtful design, and modern amenities has made it a popular choice for short-term stays.
Highways England
Simpson acted as Main Contractor on the fit-out of the new National Highways two-storey Regional office building in Wakefield.
The 30,000sqft, two-story office fit-out, delivered a modern, vibrant workspace with open-plan offices, meeting rooms and welfare facilities. The works included modifications to M&E systems, bespoke decorative carpets, plaster and glazed partitions, sliding folding walls, suspended ceilings, changing rooms and distinctive wall finishes.
The office features a striking double-height reception area that leads into a social space for staff and visitors. It also contains a dedicated media room, bleacher-style presentation space, breakout spaces and an innovation project hub. Along its central spine are quiet working rooms, small meeting spaces, acoustic booths, a soft seating area and collaborative working zones.

Central House
Central House is a three-storey building providing 168,000sqft of multi-tenant office accommodation. We were appointed by Commercial Estates Group (CEG) to remodel and refurbish the offices and communal areas - both internal and external, creating enviable and high-quality workspaces.
The central external quadrangle was remodelled using an innovative, engineered access solution to provide a glazed cafe area, meeting room pods, leisure space and landscaping. Internally, we refurbished the four main stair cores, including all toilet areas, lifts and tenant access areas, as well as the ground floor circulation corridors, front of house facilities and hospitality areas. In the basement, we altered the existing car park to form cycle facilities, including cycle storage, changing, shower and amenity space.

Tailors Corner
A multi-storey refurbishment and rooftop extension of the iconic 32,000sqft Tailors Corner, in the heart of Leeds City Centre, transforming the building into a Grade-A, contemporary workspace over seven floors.
The basement and ground floor were retained for retail use, enhanced with new 1920s-style shopfronts designed and manufactured by our in-house Joinery Workshop. The new sixth-floor extension created a communal roof terrace featuring landscaped planting, decorative walkways and a glazed perimeter balustrade, offering a relaxing space with views across the Leeds skyline.
Situated at the junction of Thirsk Row, Wellington Street and Aire Street – and surrounded by other high-rise buildings, the scheme presented logistical challenges. Working closely with Leeds Highways, we developed a carefully coordinated traffic management plan that allowed safe delivery access with only a half lane closure on Thirsk Row.
A fully wrapped scaffold was erected around the building, incorporating a hoist to support material movement across all floors. Along Aire Street, the scaffold was cantilevered to allow façade refurbishment works to proceed without disrupting pedestrian crossing points.
