Puttstars
Simpson completed the fit-out of a new Puttstars mini golf centre located within an existing shell unit at The Springs Retail Park in Leeds.
The 3 single-storey retail units we converted into a single unit with a new mezzanine floor. The project involved the installation of three 9-hole mini golf courses spread across two floor levels, along with a dedicated dining area, bar and arcade facilities. The bar, seating and reception desk were manufactured by our joinery workshop.
King James Sixth Form
The project involved the demolition of the existing sixth form building and temporary classroom units, followed by the construction of a new 900m2 steel-framed, composite-clad facility. The new sixth form centre includes three classrooms, three lecture spaces, a dedicated study area, eight offices, a spacious common room with food service provisions, and a 52-space car park.
The works were carried out while the site remained fully operational. Our team worked closely with the sixth form stakeholders to maintain a safe, quiet environment to help coordinate schedules and reduce disruption.
Moxy Hotel
Construction of a new Moxy hotel in a highly constrained site within York City centre. The design for the 5-storey, 118-bed hotel carefully considered the surrounding environment, incorporating finishes that create a modern aesthetic while complementing York’s heritage and meeting local conservation requirements. Similarly, the internal spaces reflect the City’s identity, featuring artwork by a graffiti artist showcasing local landmarks.
The site was subject to an archaeological watching brief, requiring an extensive archaeological dig before works could begin. This led to the discovery of numerous artefacts, now housed at the York Archaeological Trust.
The hotel’s main structure was built using Cross Laminated Timber (CLT) panels, pre-manufactured in Italy and transported to the UK. These pre-finished panels were craned into position alongside prefabricated ensuite bathroom pods. The ground floor comprises a traditional steel frame with a concrete slab, engineered to support the four floors of CLT above.

Kirby Misperton Waste Transfer Station
Simpson successfully completed the construction of a 1,920m² Waste Transfer Station for North Yorkshire County Council (NYCC). Throughout the project, we collaborated closely with NYCC to value engineer the scheme, offering innovative design solutions aligned to the Council’s budget.
Following extensive ground stabilisation works, we erected a steel portal frame developed from a concept design during the pre-construction period. A built-up roof and wall cladding system was then utilised to meet the client’s bespoke requirements.
Externally, a 5,000m² concrete service yard was constructed, with surface water attenuation tanks tailored to the site’s ground conditions. Additional infrastructure included drainage and petrol interceptors, sprinkler tanks, dust suppression measures and heat detection systems. A new service road was also built to connect the site to the main road, designed in accordance with North Yorkshire Highway’s specifications.
