Westgate Social
We delivered three phases of work at Westgate Oxford Shopping Centre on behalf of Landsec.
Phase one involved the internal fit-out of the new Social Area. This included mechanical, electrical and sprinkler installations, along with new partition walls, ceilings and ceramic wall and floor finishes. Our in-house joinery workshop also manufactured bespoke furniture, such as benches, community tables and fixed booth seating.
Phase Two focused on the refurbishment and fit-out the existing Oxford Library building. The works included the strip-out and reconfiguration of the space, removing internal partitions to create an open-plan layout. Existing ceilings were repaired, and new solid and suspended ceilings were installed to the second floor. The library floors and reception area were fully refurbished, complemented by new fixtures and fittings. Additional facilities provided included toilets, a kitchen and office accommodation
Following the success of the above schemes, we were appointed to undertake further enabling works to vacant units in preparation for the fit-out of Zara, Mango and Urban Outfitters. These works included significant structural alterations such as forming new lift pits, constructing escalator pits and creating floor slab openings. Communal and circulation corridors were also reconfigured to enhance accessibility.
Chocolate Works Care Home
Simpson was the principal contractor for the transformation of the Grade II Listed former Terry’s confectionery site in York, restoring the building and creating 82 care suites, 8 luxury apartments, and a rooftop extension. The centrepiece of the development is the restored glass atrium, now home to an internal market square complete with cafes, street lighting, shops, and leisure facilities. The roof above the atrium was carefully stripped and upgraded, replacing the original Northern lights with a modern patent glazing system.
Following the site’s closure in 2005, significant dilapidation had occurred. Extensive renovation was required to stabilise the structure, preserve its heritage and sensitively integrate original features into the contemporary design.
Hassacarr Close
Building a sustainable business means we consider the impact we have on the environment and in our communities.
The self-funded development of our Head Office at Hassacarr Close, is a testament to our sustainable ethos, with the following environmental initiatives included:
- Biomass boiler using waste wood from our joinery workshop (previously destined for landfill)
- Photovoltaic layer to run our air conditioning systems
- Shading for windows (brise soleil)
- Grey water for toilets pumped from on-site, underground rainwater storage tanks
- Solar panels for heating domestic hot water
- Re-use of salvaged material & finishes
- Sustainable underground drainage systems
Work involved the major extension and alteration of three existing business units,stripping the existing buildings back to their steel frames and transforming them into a mix of B1 business units and B8 industrial units. Simpson occupies the largest of the three. Five B1 business units are also now housed in the fourth, new building.
More recently, we have acquired an existing industrial unit immediately adjacent to our joinery manufacturing facility and business park. We have undertaken the structural modification this unit now know as ‘Compass House’ to form 4 sub units. Works included stripping existing cladding, followed by the installation of new high-performing cladding and sheeting rails, new PV and a mansafe system, thermally insulated sectional shutter doors, an external sustainable paving system, and a treatment plant for the foul drainage system and EV charging facilities.
By utilising high performance materials, the EPC rating is A11-A12.
Castle Howard
Simpson has worked in close collaboration with Castle Howard to deliver restoration and improvement projects across this historic estate:
Octagon Dome Roof – A major restoration project that stabilised decayed timber trusses, repaired ornate cupolas, and replaced the lead roof, preserving the structure’s architectural integrity.
East Wing, Sauna and Archive Room – Our skilled joiners removed and replaced rotten roof timbers, crafting new joists in situ to stabilise the cupola and support the new lead roof. Over 29 tonnes of lead was removed, smelted and returned for reuse.
Private Rooms – Refurbishment and creation of new en-suite accommodation.
Cabinet Room – Restoration of the Cabinet Room and adjacent spaces, including the reinstatement of traditional features such as cornicing - modelled on the Crimson Dining Room - and bespoke panelling.
All works were carried out while the estate remained open to the public, requiring careful planning and segregation to ensure visitor safety.
